🏡 This premium studio guesthouse is the perfect retreat for solo travelers or couples looking for a quiet escape from the crowds — with direct access to our private beach. It features a private patio with a dining table and a sofa for reading, plus air conditioning and a TV inside. And if you feel like putting yourself to the test, there's a table tennis table too!

The guesthouse is part of our family property, which includes three units: our own house, a medium guesthouse (Capraia), and this one. All share access to our stunning private beach — there's plenty of room to lay out your towel, and we provide two sun beds for every day of your stay. If we're staying on-site, we'll be around if you need us, but we'll always respect your space and privacy.

Included in the price: parking, private beach access, and 2 sun beds for each day of your stay.

The guesthouse sits between the quaint town of Quercianella and iconic Castiglioncello — once the stomping ground of Mastroianni, Fellini, and the directors of the Dolce Vita era. All the major Tuscan destinations are a short drive away:

• Sassetta thermal baths
• Castiglioncello
• Pisa
• Florence
• Chianti

But heads up: once you settle into the quiet magic of the garden, it's hard to go back to the crowds!

🙋‍♀️ Helpful to know: you'll need a car to get around. There is no sidewalk on Via Aurelia, and walking along the road is dangerous. Parking is on the premises, but the space is shared with other cars and requires good parking skills.

We care about being open and transparent with our guests, so you can have the vacation of your life. Here are a few useful things to know before booking:

📶 Cellphone coverage is limited inside the house, but you'll easily get great service in the garden and on the beach.

🛜 Internet is provided through Starlink, a satellite operator. Service can occasionally be unreliable for reasons outside our control.

🐕 Two small, well-behaved dogs will likely be on site. We understand that not everyone loves dogs — just so you know!

🏡 In the main summer months, when we live on-site, there's a friendly family atmosphere in the shared spaces— but your privacy is close to our hearts. Tell us whether you'd like to interact more or less, and we'll follow your lead.

☀️ Our private beach is stunning — keep in mind it's rocky, not sandy. We recommend wearing water shoes.

🏊‍♀️ Swimming is unsupervised and at your own risk.
